G5 Investments, Inc. is a USA based real estate investment company focused on purchasing Single Family Residences (SFR) in foreclosure either occupied or vacant. If vacant, G5I will seek renters through sufficient marketing and advertising. If occupied, G5I's goal is to rent back to the current owners therefore eliminating vacancies and creating instant revenue. The five million dollar budget will be used to expand our purchasing power; to renovate, improve and update properties increasing overall value; provide funding for office supplies and overhead such as property taxes and insurance, property management fees, home inspections, closing costs; and provide working capital. We believe that the proceeds will be sufficient to fund our operations.
G5 Investments, Inc. plans to purchase approximately 40 Single Family Residential homes in AZ with a focus on Phoenix and Prescott locations that have high foreclosure rates. Just in February 2008, foreclosures were at its highest since 1990 with approximately 2,500 homes foreclosed on in metro Phoenix alone. G5I plans to only purchase homes that meet company requirements after going through an extensive discovery process. If occupied, the process will include a one on one interview, a preliminary walk through inspection, and financial feasibility analysis to increase the security of long term renters and reduce the risk of future evictions and loss of revenue.
G5 Investments, Inc. plans to purchase houses that are in foreclosure and can be purchased on a short sale basis. G5I plans to purchase properties that need cosmetic updates only, i.e. painting, updating of fixtures, carpet and flooring. The company does not plan to purchase properties in need of structural renovations. By making necessary cosmetic improvements (while staying under our $7,500 budget) G5I will add value to each of the properties. For every 1% increase in a neighborhood's foreclosures, violent crime increases 2.33%. By fixing up and renting out these homes in foreclosure G5 Investments will help to lower incidences of violent crimes caused by gangs or other unwelcome persons illegally occupying the vacant homes.
